Mortgage for a bigger family home

The Challenge

Our clients were looking for a mortgage to enable them to buy a bigger family home as soon as they sold their existing house. The mortgage had to be sufficient to enable them to buy a new home within their children’s school catchment area.

The Solution

We took time to understand our clients’ needs to enable us to find the most suitable mortgage for their requirements. With their mortgage in place, our clients were ready to move quickly as soon as they got an offer for their current house.

Remortgage of a buy-to-let property in North London

The Challenge

Our client has two buy-to-let properties and a holiday let. She was looking to remortgage one of the buy-to-let properties, in North West London.

The Solution

We visited our client to understand their situation, then filled in the paperwork as much as we could so they had as little as possible to do. We then guided them through the process until completion, negotiating on their behalf to get them a good fee with a reliable conveyancing solicitor.

Mortgage for a forever family home

The Challenge

Our clients had relocated from London to Tunbridge Wells. Living in rented accommodation, they had managed to get their children into an excellent local primary school and were keen to find a house within the catchment area – but the right-sized properties were just out of their price bracket due to a slightly complicated credit history.

The Solution

Our clients managed to find a property being sold privately; with fewer fees, they could just about afford it. We managed to find a mortgage that would enable them to buy it, but were challenged by the lender on a couple of points. We managed to smooth things through with the lender, but at the last minute they changed the lending criteria, which meant our clients were in danger of losing their dream home. We suggested an alternative solution that was acceptable to the lender, enabling our client to buy their forever family home.

Mortgage for a rental property undergoing renovations

The Challenge

Our client is developing property as an investment, although it is not his main profession. As well as a complex mortgage and the project management of the renovations, he was also having to liaise with accountants and the local council. He needed a solution to his complex mortgage requirements, so he could concentrate on everything else.

The Solution

We found a mortgage for our client that would fund the necessary renovations and enable him to make a return on his investment. We guided him through the process so that his mortgage ran smoothly – even when everything else was chaotic.

Later life mortgage to buy a flat for a family member

The Challenge

A 77-year-old lady in Wandsworth, South London, wanted to buy a flat for her son. She had been considering an equity release mortgage, but then read a number of articles about later life mortgages, designed for people with final salary pensions, which offer better rates than equity release mortgages.

The Solution

The lady was referred to us by an equity release mortgage adviser who was unable to help with later life mortgages. We did some initial research and found two or three products that met the client’s needs. With evidence of her various pensions, we were able to get her a mortgage offer within three days. We also recommended a proactive solicitor to keep the momentum on the project going.

Lower rates for two buy-to-let properties

The Challenge

Our client had two buy-to-let properties, which she had previously lived in. She wanted to remortgage these as they had come to the end of their terms and she was looking for a better rate.

The Solution

We applied our product knowledge of the mortgage market to find our client a suitable mortgage deal, based on her needs, circumstances and preferences. Although we never met, we communicated regularly by phone or text to keep the application on track.
